Professional On-site Consultation and Specification Creation
One of the timbertecs team will visit your site and discuss your design criteria. All of the timbertecs team are trained in Planning Applications and Building Regulations and will be able to advise you of any potential restrictions on your site that may effect your building options. From these discussions your personal team member will produce site layout drawings and initial designs.
Architectural Design
As always we design around you. Our extensive knowledge of Planning and Building Regulations allows us to design with these things in mind. After our initial consultation the timbertecs team will begin work on your design. We will produce two options and send these out to you to choose between or alter. Once these have been returned to us we will make any amendments and send these back to you for approval.
We recommend that once you have received these drawings and are happy with the house designs that you take these along to your Local Planning Authority to get a feel of their response to them. Doing this will get your Planning Officer involved at an early stage and give you a general idea of how well your potential planning application will be received.
Planning Application
Once you have had an initial response to your designs we will get to work on your Planning Application. We will make any alterations that the Planners have suggested and present the drawings in a Planning Friendly manner. Once the application has been made we will track it through the system and chase the Planners for feedback at various stages.
If we feel that the application is likely to be rejected we will inform you and discuss what action is necessary. If the design changes are minor we will discuss the options that we feel will get around these objections with you and redesign based on these discussions. If a complete redesign is necessary there may be an additional charge.
Building Regulations
Once Planning has been approved we will submit for Building Regulations. We will produce a full set of detailed drawings for the Local Authority Building Control (LABC) complete with a set of notes detailing the make up of the building.
The LABC will want all the information possible about the build from ground works to site safety and structural make up to energy calculations. We will liase with all necessary parties to gather all the relevant information necessary to produce a full application on your behalf.
As with planning we will make any necessary amendments to the building to pass building inspections and track it through each stage ensuring that the building is passed by the LABC.
Making a building Regulations Application is a lengthy process, which requires extensive knowledge of the regulations. By using a member of the timbertecs team you can be sure that we will do everything possible to make this process as simple as possible.

NB: Your Building Regulations submission will be made at this point. We will need to know what your chosen building materials are, what heating systems you are planning to use and information on all of your building components.
